Breaking News: A Smart Meter Uncovers 30K Electricity Theft
As a property owner, one of the worst things to discover is that your tenants have found a way to buck the system and use electricity while you foot the bill.
This is exactly what was happening for one of our large property management clients. A tenant had bypassed not one, but three Republic Metering smart electricity meters. Essentially, they were running their business at the expense of the landlord.
Through Republic Metering’s consumption monitoring platform, our team picked up on unusual activity patterns that clearly showed something wasn’t right. With monitored metering in place, we were able to step in and put a stop to it. Here’s how smart metering uncovers electricity theft:
Irregular Unmeasured Load Account Activity
The property is set up with sub-meters that run off a bulk electricity meter. The unmeasured load account records the incoming power and deducts each submeter’s usage, typically leaving a low or zero balance in the account.
The bulk + sub-metering configuration is ideal for multi-tenanted properties, allowing for accurate allocation of  each tenant’s usage and accurate billing.
In this case, the unmeasured load account showed irregular usage, a consumption pattern that was inconsistent with the property’s normal operating profile. The data clearly showed that electricity was being used outside the on-site metering and billing structure
Onsite Investigation
Our team contacted the property management team immediately, who brought in an electrician to investigate what was happening on site. His investigation confirmed that a tenant had bypassed the metering system. He was able to take photos as evidence of the tampering.
Over a short time, the tenant had run up an electrical bill of over R30,000.00, which would have come out of the property owner’s pocket if it hadn’t been discovered.
Without the visibility that monitored metering provides, the issue could have continued undetected, creating a major financial drain for the owner.
